Poudre Bay acquired 309 S. Link Lane in April, 2023.  The property consists of two buildings, one is a 5,852 SF automotive industrial building and the other is a 6,000 SF industrial building. The Property is in Fort Collins, CO in a retail/industrial area of Fort Collins east of downtown.  Fort Collins is an affluent, fast growing metro area in Northern Colorado that has strong job growth, and is a highly desirable place to live and do business.  It also is a maturing market that faces growing barriers to new development, which results in existing industrial property receiving a premium in rents.  Because of the above factors this property was an attractive investment.

Poudre Bay acquired the property fully leased, but at below market rents, and with shorter term lease maturities.  Poudre Bay plans to add value by performing building and site improvements and by improving the current leases or re-leasing the property at market rates once current leases expire.  The asset is now being held for investment.
