Poudre Bay in partnership with Collective Capital, acquired 1510 44th St. in January, 2021.  The property consists of a portfolio of two 4,400 square-foot industrial buildings, total building square footage of 8,800, on 1.52 acres. The Location is in an industrial area of Evans, CO.  Industrial is the highest demand and highest growth commercial property type in Northern Colorado at the time of project execution, driven by strong population and economic growth in Northern Colorado.

Poudre Bay acquired the property with short term leases in place. Poudre Bay added value by tenanting the property with higher quality tenants on longer term leases at higher lease rates.  The asset is now being held for investment.
